Temporary Residence — Property/Real Estate Ownership
Foreign nationals who own residential or commercial real estate in Serbia may obtain temporary residence on that basis. There is no minimum property value requirement under Serbian law. The permit does not grant the right to work; work authorisation requires a separate single permit.

Acquire real estate
Sign and notarise a purchase agreement for residential or commercial property in Serbia. Full title transfer is not required before applying.

Gather the land register excerpt (or notarised purchase contract), valid passport, photos, proof of funds, and health insurance.

Lodge the application electronically through the MUP portal (welcometoserbia.gov.rs / eforeigner.welcometoserbia.gov.rs), selecting 'Property Owner' as the ground for residence.
