Investor / Golden Visa (Category B - Residence by Investment)
5-year renewable residence permit for investors in Greek real estate. Under Law 5100/2024 (effective 1 September 2024), thresholds are: €800,000 in Attica, Thessaloniki, Mykonos, Santorini and islands >3,100 residents; €400,000 in all other areas (both tiers require a single property of at least 120 m²); €250,000 exclusively for commercial-to-residential conversions and heritage-building restorations (no size minimum). Short-term rental of the invested property is prohibited.
